No. I am an independent referrer. I do not hold a broker or agent licence, and I do not sell property, negotiate prices or handle money. I help you clarify your brief, narrow what fits, and introduce you to Palmera's licensed UAE real-estate team, which carries out the regulated sales process.
I read it, ask a short follow-up if something is unclear, and narrow the fit to a small number of projects that match your budget, purpose, area and timing. If you want to go further, I introduce you to Palmera's licensed team. Sending a brief does not commit you to anything, and you decide at each step.
The home is bought from the developer that is building the project, not resold by an earlier owner. You work with the developer's own sales terms and payment plan, presented through Palmera's team. It does not mean a price is lower or that a project is right for you: that depends on your brief.
Off-plan means the building is not finished when you buy. You usually pay in stages set by the developer's payment plan and receive the home at handover. It suits some buyers and not others: you are buying from plans and renders, and handover dates can move. Telling me whether you are open to off-plan, to completed homes or to both lets me narrow the options honestly.

I do not advise on visas or residency and I will not suggest that a purchase leads to one. Rules depend on the property, the buyer and the authorities at the time. Ask the licensed team about the current position, and confirm it with the relevant authority before you decide.
Many international buyers consider UAE property without living in the country. Which projects and areas are open to foreign buyers, and what the process requires from you, is a question for Palmera's licensed team; I will make sure that question is on the table when we are introduced.
