A brief, a shortlist, then the licensed team.

Three steps, each with a clear owner. You stay in control of every one of them.

The process

Clear before it is complete.

Most buyers do not need hundreds of listings. They need a clear brief and an honest view of what fits it.

  1. Tell me what you need

    A short brief, in your own words and in a few clicks.

    • Your name, and an email address or WhatsApp number to reply to.
    • Your budget range, and whether you are buying to invest, to live in the property, or both.
    • The kind of property and the area you prefer, your purchase timing, and whether you are open to off-plan.
    • Optionally, how you would like to pay: instalments, an extended plan, or a single payment.

    "Not sure yet" is a good answer to any of these. A brief does not need to be finished to be useful.

  2. I narrow the fit

    The work in the middle, and the reason this route exists.

    • I read your brief against the developer-direct projects Palmera lists in Dubai and Ras Al Khaimah.
    • I weigh budget, purpose, area, handover timing against your timing, and the payment structure the developer offers.
    • I reduce it to the few projects that deserve your time, and say why each is on the list and what its trade-offs are.
    • If nothing fits yet, I say so rather than stretch the brief.

    I do not set prices or negotiate. Prices, availability and handover dates are those on each project's own page.

  3. Palmera's licensed team takes over

    The regulated part of the sale is done by the people licensed for it.

    • When you want to go further, I introduce you to Palmera's licensed UAE real-estate team and pass on your brief, so you do not have to repeat it.
    • The team presents the projects, answers your questions about residences, prices and payment plans, and carries out the regulated sales process with the developer.
    • You decide at each point. You can stop, pause or ask for different options.

    I am not a party to the sale. Prices, availability and terms are confirmed by the licensed team and the developer.

What I will not do.

Property marketing is full of promises. This route is built on the opposite: a clear brief, a reasoned shortlist, and a regulated sale handled by licensed people. The full disclaimer sets this out.

  • Promise or forecast returns, rental income or price growth.
  • Suggest that a purchase leads to residency or a visa.
  • Guarantee that a particular home or price is available.
  • Negotiate, take payments, or handle money on your behalf.
  • Advise on tax, legal or financing questions.

How long does it take to hear back?

I read each brief personally and reply by email or WhatsApp, whichever you gave. I do not promise a fixed turnaround on this site; if you need an answer by a certain date, say so in your message.

Do I have to commit to anything by sending a brief?

No. A brief starts a conversation. You choose whether to be introduced to the licensed team, and whether to go on after that.

Can I send my brief for just one of the two emirates?

Yes. Choose Dubai only or Ras Al Khaimah only in the area field, or leave it open and I will tell you which of the two your brief points to.

What if I have already seen a project I like?

Mention it in the message field. I will tell you honestly how it compares with your brief, and the licensed team can then take you through it.
